The Renting Process Explained: When you find a place through Warren Anthony Lettings we will make things as easy as we can, starting with this step by step guide to the process:
Step 1: Decide on the Basics – Due diligence is essential when looking to rent a property. The more you know about what you want, the easier your search will be. We suggest that you make a list of what’s important to you.
Step 2: Register Your Interest - The first step is to register with us by calling 01923 220012, emailing email@example.com, online at www.warrenanthony.co.uk or we are conveniently located in the town centre where you can visit us and discuss your property requirements with a member of the Warren Anthony Lettings team. Our website provides a user-friendly search facility to make finding your perfect home easy or you can register your details and receive email updates giving you a head start over most property websites and local press.
Step 3: Viewings - Once you’ve found somewhere you like the look of; we can make a viewing appointment for you. In order to void disappointment, we recommend an early viewing. You can either call, click or come in to make your booking. If you are registered for email updates you can send a reply requesting a viewing appointment and a member of the Warren Anthony Lettings team will call or email you to arrange a suitable time. Once confirmed an email will be sent to you with the address of the property and the time and date of the viewing. Please note if you are running late or no longer want to view a property please ensure you contact us before the viewing, if you fail to turn up for a viewing that was pre-arranged and have not informed us your details may be removed from our database.
Step 4: Agreeing the Let - Once you’ve decided on a particular home and the landlord has agreed in principle to Let the property to you, you will be required to fill out an application form for each adult over the age of eighteen and you must read and sign our terms and conditions and return all paperwork to us along with your administration fee before the property will be taken off the market. All offers are subject to contract. The administration costs are set out in our terms and conditions. It is advisable to ask if the property is managed by the agent or the landlord directly so you can understand the process once the application forms have been checked and agreed.
Step 5: Referencing Process - Applications for a tenancy are independently assessed by HOMELET or RENT4SURE who are credit referencing agencies. An application form is completed and confidentially processed, with a result normally within 72 hours. Step 6: Tenancy Agreement - We’ll handle the paperwork and provide a tenancy agreement for you and your landlord to sign. It’s legally binding, so make sure you read it carefully. We’re happy to answer any questions you have. Amongst other things, it will tell you: The duration of tenancy – the minimum length of time you agree to rent for, How much rent you will pay and how often, your responsibilities regarding bills and maintenance, your rights as a tenant and your landlord’s responsibilities.
We use an independent inventory company to make sure that the inventory is accurate and fair. The inventory will list items in the property along with back up photos. This will be supplied to you and the landlord. In most cases a check-in will take place with a Warren Anthony representative to ensure you are happy with the property and to sign off the inventory.
Step 7: Move in - When the paperwork’s done an advance rental payment is required prior to the move in date. In most cases you will be required to pay one month’s rent in advance. A rental deposit is also required from you. This will be reimbursed to you at the end of the tenancy, subject to the details of your agreement and the findings of the inventory check-out report. As per recent legislation, where relevant, your deposit will be held by a third party as part of the TDPS (Tenancy Deposit Protection Scheme). In most cases the deposit amount will be one and a half months rent. We will give you the keys to your new home and dependant on the management type a check-in may be arranged for you.
FEE STRUCTURE FOR TENANTS
- A minimum initial holding deposit of £300.00 is required to secure the property while we under take your reference/s (Deducted from your first months rent) NB: This is non-refundable should you fail your references or change you mind.
- Before completion the funds required are; Six weeks deposit (or as advertised)
- One months rent in advance
- £120.00 inclusive of VAT per individual application
- Agreement Fee £90.00 inclusive of VAT per property
- Check out fee (12% of one months rent) inc VAT
- Renewal fees - £140.00 inc VAT at the end of the contract should you wish to renew
- Credit check £48.00 inc VAT
